Your working capital will cover set up costs and your own income initially. This should be outlined in a cashflow statement accompanying your business plan.

What is Just Add Talent?

The Whitakers Arms is situated just off the centre of Otley, not far from Leeds. The pub is positioned on one of the main thoroughfares through Otley and near to other local businesses in the tonw centre. Otley is a historic market town occupied by all ages, including professional couples and families. Otley holds regular markets and is very close to the Otley Chevin Forest Park and the Yorkshire Dales National Park providing significant opportunity for the right operator to build an exciting and appealing offer which will increase footfall from locals and the many tourists, walkers and cyclists who visit the area.

Currently the pub has a traditional classic food offer operating from a small kitchen, but there is opportunity for the right operator to refresh the food offer and maximise this revenue stream. Experienced Operator Wanted

The Whitakers Arms has a contemporary but traditional feel with a lot of natural finish in wood and retains some inviting features including exposed ceiling beams, exposed brickwork and two fire places giving it a cosy and welcoming feel.

The current layout is open plan with a galley style bar being the focal point as you walk in and as you walk through the bar it opens up with mixed seating offering lots of comfortable areas to sit.

Externally the pub is an inviting traditional stone building, which has definite kerb appeal. There is an attractive beer garden area at the rear.

The private accommodation is of a good size and consists of 2 bedrooms, kitchen, bathroom, and lounge. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

We plan to invest in the pub and refurbish it into a modern community hub the whole family an enjoy. With an new exciting interior and appealing food menu, there is plenty of potential at The Beagle.

Are you skilled in customer service? Do you have the ability to lead a motivated team?

Our Just Add Talent agreement is perfect for a first time pub operator. You may be from a management background in hospitality or retail - what matters is your passion for great customer service and your ability to lead and motivate a team of staff. Prior experience in a team leadership role will be essential. A knowledge of the local area will also be preferred for this pub. 

Just Add Talent is a lower risk and high support agreement which offers a 'foot in the door' to the leased and tenanted industry. With fixed in goings of only £4,000, you will be given the support and training you need to develop your skills and run a successful pub with Star Pubs & Bars.

 

Trading Area & Facilities

We plan to invest in The Beagle to transform it into a modern community hub everyone can enjoy. Inside, the layout will have a more simple flow and appeal to both drinkers and diners alike. The interior will also be fully refurbished with new flooring and fixtures. The will have the capacity to seat 80 covers inside and a new games area will be created to the rear.


Outside, we will create appealing drinking spaces at both the front and rear which will include artificial grass and new furniture for 40 extra covers. New signage and lighting will increase curb appeal.

 

Private Accommodation

The private accommodation consists of bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.
