The Royal Oak is a beautiful village pub set in the heart of Easterton, Wiltshire.

The Royal Oak sits in the village of Easterton, just on the edge of Salisbury plain and only 5 miles from the market town of Devizes.This quintessential British pub has all the great characteristics of low beamed ceilings, stone floors and log burning stoves. This is located in the centre of the village and is very well patronised by the local community, it benefits from a primary school and nearby secondary schools.

Easterton is a charming village nestled next to the hills and wild landscape of Salisbury Plain and within easy access of the nearby towns of Devizes, Trowbridge and Melksham.The Royal Oak is at the centre of the local community and is very popular with residents from all generations, as well as visitors from the local counties, and much further afield.

We are well known for our beautiful home cooked food, especially our Asian cuisine. You will regularly find Indonesian, Thai, Singaporean, Sri Lankan, Vietnamese and Indian dishes on the menu as well as more traditional fare such as our famous Sunday roasts, fish dishes and gorgeous meaty pies. All our produce is locally sourced and cooked on site.

Our restaurant does get busy, especially at weekends, so we recommend that you call to book if you are planning to visit us for food. We also stock a top quality range of beer, ales and ciders including guest ales.

catering skills to maintain and improve on the food offer already in place. A willingness to become part of a village community and its activities

The Churchill Arms is an imposing building sat on the A360, the main road from Devizes to Salisbury and in the centre of the affluent village of West Lavington.  This site has recently benefitted from a refurbishment of the main bar.  To the rear of the building is a separate function room which includes a skittle alley, bar and carvery service counter.

West Lavington is just 5 miles from Devizes and is home to the famous Dauntsey School.

The Churchill Arms sits in our “Family pub dining” segment of the estate and benefits from a large open plan bar area with seating and a separate dining room.  To the rear of the pub is a large function room with skittle alley, separate fully serviced bar, a carvery service area with seating for approximately 60.  The large lawned trade garden has great views over farmland and can be utilized for BBQs and summer events.

We feel that the business split here should be 55% / 45% in favour of food and with local and social media advertising, re marketing and menu changes this is achievable.

Outside Areas 

The pub benefits from a large car park (40), trade garden with 12 benches and a BBQ area.  By the entrance is a decked and covered smoking area with 5 wooden benches.  To the side of the pub is a single garage and private car parking space.

Accessed from the front lobby the private accommodation comprises of a large lounge with room for dining table, fully fitted kitchen, large open plan hall area which currently houses the office, two large double bedrooms with wardrobes and storage and a large bathroom with bath and walk in shower.  The accommodation here is immaculately presented.

The Black Dog lies in the pretty village of Chilmark and sits in our “Great Pub Great Food” segment and operated by our current Business Partners and there team.  Located just off of the A303, the main artery to the West Country, the pub benefits from a passing trade derived from its excellent reputation and convenient location, a welcome break from a long journey.  Through the summer months it may benefit from extended food trading hours to enhance the already strong and solid business.
The Black Dog is very popular with villagers, walkers and tourists and is offered in an immaculate condition.

NEW BUSINESS PARTNER PROFILE
The new Business Partners here would ideally be a couple with a good level of experience of a busy food led destination site, with one or both having the ability in the kitchen to service high volume lunches with a workable menu.  The evening food offering will need to reflect a more relaxed dining experience whilst retaining the “village” pub ambience.  Becoming a core part of the village and making the pub the heart of the community would be a great asset.
